Whether you are the owner or the real estate broker, there are a few things that you should know about roofs when it comes to home sales. 

 

Banks will generally require a 3-5 year projected roof life expectancy in order to be approved for a conventional loan. The average roof in this area has a life span of 20-25 years, so if your roof is over 20 years old, it will most likely not pass an inspection. Sometimes, the problem is an installation issue, which can normally be corrected through a repair.


At Moser Roofing, we are very familiar with working with home sales. We understand that things happen quickly and deadlines need to be made.   • Will I get new vents and flashing?
    Yes! We always replace the old vents, edge metal and skylight flashing. Not doing so is kind of like putting your old tires on a brand new car.
  • How long will it take to do my roof?
    This all depends on the size of your roof. In most cases from start to completion will take 2-3 days.
  • How much money down do I need to pay?
    We do not require any money down. We will not ask for payment until the roof has had its final inspection and everyone is happy with the work.
  • I have a 30 roof, and it’s only 20 years old. Do I really need a full replacement?
    Most roofs of that designation will only last 20-25 years in this area. While there are some exceptions, if your 30 year roof is at 20 years old, it’s probably time to start thinking about a replacement.
  • Does my roof need more vents?
    If more ventilation is required for your sized attic space, the extra vents will be included in the bid that we send you. Every house is different, and ventilation can get a little complicated. Learn more about ventilation here.
  • What kind of roofs do you install?
    We install composition shingles, metal roofs and single-ply PVC membrane. We do not install tile roofs or shake roofs, nor do we install metal shingles.
